Our company originated in 2006 as a direct result of listening to buyers’ and sellers’, who told us that no regional independent property auction facility existed in eastern England.  So we established the Goldings Auctions office in central Ipswich to provide an effective means of property disposal local to the East Anglian community.  The initial mailing list of subscribers started on one piece of A4 paper, but as our brand always seeks to continuously evolve, the number of registered buyers’ has increased exponentially in line with the business to over 8,000.  This growth has only been achieved through determination and perseverance, together with our proven business model founded on delivering outstanding customer service.



As we are based in Ipswich, it is often thought that we only sell houses in Suffolk.  We actually cover a geographical area from North Norfolk all the way down the A12 to the M25 Essex border.  Example towns and surrounding villages include: Great Yarmouth, Norwich, Lowestoft, Thetford, Diss, Ipswich, Felixstowe, Woodbridge, Stowmarket, Colchester, Clacton-on-Sea, Harwich, Chelmsford, Braintree, Brentwood, Southend-on-Sea, Basildon and Thurrock, to name but a few.

It is also a misconception that we only sell houses, where in fact we also auction a range of commercial property, land and investments all with the potential for future growth.  We offer a broad range of services in addition to auction such as informal tenders, probate valuations and sales, property acquisitions, private sale/negotiation and commercial on-site clearances.  Additionally, we work with and can recommend a variety of business partners from solicitors and mortgage advisers to surveyors, EPC providers, interior decorators, builders, landscapers and letting/estate agents.

Buying at auction is simple, low-risk and transparent.  It promotes free and fair competition, attractive reserve prices and no chain, with exchange of contracts upon the fall of the hammer and property purchases completing usually within 20 working days.  Example buyers are private individuals, companies and partnerships, property investors and developers/builders.  Sellers may include private property owners, housing associations, local councils, private client solicitors, official receivers, asset liquidators and insolvency practitioners.

Certain selling situations are ideal for auction such as the freeing up of assets, property disposal, asset liquidation, property repossession, probate settlement/estate liquidation or a requirement for a defined timescale.  Many ask us what types of properties are sold at auction.  The list is endless as each property and circumstance is different, but can cover residential and commercial properties which may require full refurbishment, tenanted properties and land (with or without planning) sold as building plots, amenity and agricultural land, garden land and woodland.  Auction is an effective method for the disposal of properties under dispute, forced sales or probate sales and can gain a positive outcome for unusual properties that are difficult to value and those of non-standard construction or with structural defaults.  Further information can be found in our useful document, “a simple guide to buying and selling property at auction…” available to download free from our website. 

Our tried and tested marketing strategy works hand-in-hand with the company’s business processes.  We raise a figure approaching £10m in yearly revenue and realise an average annual sale success rate above 90%, with a large number of properties selling 15-20% above the top Guide Price.  These results are credible and symptomatic of our business model and passion for creating an exciting competitive bidding environment, offering the right properties at the right prices.

Property auctions are held fives times per year at our prestigious venue being The Atrium, Wherstead Park, Ipswich, close to the Orwell Bridge just off the A14.  The sale is presented in a light and airy setting with air-conditioning, a café and full disabled facilities with ample free parking available for all our clients.  The event is also streamed live via YouTube and easily accessible via our website.

The Goldings Auctions team is small but dedicated, and offers significant experience within the property industry.  The family element is very important to us, with our Director Luke Golding working alongside his father and Auctioneer, Tim Golding, who are both supported by mother and wife Lorraine.  Business operations are managed by Quazi Huq and on Auction Day, further family additions come in the form of Herbert and Adam Golding, Nikki Taylor and Simone Clarke.  Each team member brings his or her own strengths to the business, always aiming to drive the ambitions of the company forward.
